We used to use brick for so much of our construction, up until the 30s, I think. It’s great to see it re-emerging.
I also like the triangular motif being employed here. Very cool.

Move it one lot to the east and it might work.

Does the owner of that last house like being in the village now?
It's a bit of a jump for someone to ask the rezoning to change from residential to mixed-use, except maybe on an end or corner lot.
Bakery also sounds nice, too, but there is not likely anything making that actually become or stay as a bakery. Not many bakeries opening these days.

Hard to see a losing scenario here for that property owner.

I just would have made more sense to combine the 2 lots.

Seriously, if this property on Gladstone had been redeveloped with a more fitting Fernwood village vibe instead of a contrarian suburban vibe... it would have been fantastic.
Many times I've thought about those houses on Gladstone and some of the modern houses on Fernwood and how their sites could work really well for extending the old atmosphere. For example, the property containing this modern house facing Gower Park seems like it would be ideal for a small building with a storefront facing the park space and a few apartments on the 2nd and 3rd floors.
Suffice it to say, I like the concept for this bakery building project. But I don't understand why the design of the building itself should be so austere. Old Fernwood's vibe isn't severe or austere. It's funky and colourful. Come on, give this little building at least a touch of personality.

Note to Mike K. or anyone else who might be searching for new ways to invest a bit of spare cash: can I suggest fixing up this old house?

Does Amazon know they have a competitor using similar branding? If Prinrime gets sued they only have themselves to blame.

Housing above a bakery, I would gain ten pounds overnight.

^It's a risk we need to be willing to take. This is a housing crisis, remember? You can't have your cake and eat it, too. Stop being such a cream puff about these things.
I think a small bakery should work well there. But a large bakery wouldn't be good because the street would end up being completely desserted.

It's not even so much about the extra foot traffic but the higher turnover a bakery might bring that's a concern. Or turnovers, as the case may be.

Don't tell me you're concerned about the square getting jammed?

it's a small redevelopment project but you're acting like it's pie in the sky. I probably shouldn't be surprised. VV forumers have a reputation for being crusty.

Holy cannoli, you guys are really ganache-ing your teeth about this one. I'm sure the developer wasn't expecting such a frosted reception.
Look, whether it's a bakery or not, we need to adopt more European attitudes re: housing and transportation (Dutch, Danish, etc.). If you have a problem with it then go file a torte claim.

I think this design definitely rises to the occasion…
You can do batter than that. A good play on words should involve some whisk. Try mixing it up a bit more.

Sometimes it seems like we expect every project to be a home run. But there's nothing wrong with a bundt now and then.
