Walmart seems to manage the challenges from their underground parking.


It’s not (yet) a mixed-use development. Nobody lives above the unloading trucks.

It’s been done at 1008 Pandora but they had a lot of room to work with and no grade change.

Save-on-Foods manages it on Pandora.

Flat. Lots of room. The Caledonia site offers neither. Can’t have trucks backing in off Douglas (traffic) or Caledonia (traffic and police).

Trucks have to go down a ramp at the Pandora Save-on-Foods from a very narrow street.

A street with a fraction of the traffic of Douglas or Caledonia.

Why couldn't the delivery entrance be off of Discovery?

Possibly it could be. There is a grade change issue that way too though. Discovery is quite a bit lower than Caledonia.

In a perfect world your deliveries arrive on the same floor as your shoppers are at. Yes if you are very large your can amortize the expense of the lift infastructure if that’s not possible. A smaller store likely can’t support that arrangement.

Yeah they will be unloading under the store.  The natural elevation being lower on Discovery helps.

How much surface parking does this grocery store get?

I imagine the more than 450 residents who will have direct access to the grocery store from their homes won't care much about surface parking.

You do know how large a population area is needed to support a grocery store, right?

You didn’t. But not many people that live on Gorge Road will take a bus here to shop. Since there might be no parking.

In the not too distant future several hundred will live nearby in the Chatham-Herald "Spencer Block" project and likely hundreds more in Reliance Properties "Capital Iron" and environs proposal.

And eventually the Rock Bay lands will see some sort of residential development.

It's underground..  See above plan.  Customer parking enters same spot as deliveries.  Similar to Save On on Pandora.

And another few hundred on the old Fountain tire property...   There are also another many hundred within a couple blocks dying for a grocery store there.
