Wow, ASE, imagine if it is!

What will become of the Yates Street office?

No barrier housing!

You just never know nowadays.

How many people are at this Yates office, ASE?

The current employer is certainly not going away; its a national org with operations here, Ontario, PEI and (I believe) in Alberta. We are a subsidiary of a very large eastern American service delivery corporation with other lines of business far beyond just the MoH/HIBC contract. So as I understand it Yates will likely be retained for the staff working on and supporting those other LOB's.

Sorry missed the second part of the question Mike; there are roughly 500 staff here in Victoria, not sure offhand what the exact number's split is between the HIBC contract and the other primary contracts which are also with the BCG as well as the federal government. Nationally I think we have something like 1000+ bodies in the Canadian operation, give or take....

That's great! Thank you.

Offhand, have you heard, even anecdotally, how many of those 500 workers work from the office post-COVID?

Very very few; at a guess 98.9% of us are still working at home likely until at least April if not beyond; beyond that it will be up to the new employer/vendor to decide, possibly with some feedback from the MoH, on policy but like most employers post-covid its a given IMO that at the very minimum it will be a hybrid solution. On the call this morning opened by one of my team peers on a floor that normally seats perhaps 80 people in a mix of offices and 'cubes' there were four people in there according to "B". About what I would expect.

Is additional office space needed?

I think some of the older office stock is going to begin a transitioning process to residential units in the coming years, or get razed and replaced by mixed-use projects with residential and/or hotel as the primary use.

Modern office stock will be needed to facilitate that transition.

The opportunity to purchase a 4 unit, 5,262 SF building on a 10,444 SF lot on the corner of Quadra St & Cloverdale Ave. With excellent traffic counts, street visibility, 13 surface parking stalls on-site and accommodating C-2 zoning, the subject property is a desirable location for a wide range of occupiers. Currently fully tenanted, there is one unit on a month to month lease providing an owner/occupier opportunity. The neighbourhood/village designation within the Saanich OCP represents strong future development upside with residential and mixed-use building forms of up to 4 storeys.

A mixed-use, commercial/residential redevelopment of this site that paid homage to the existing curved building would be nice to see.

It’s always had odd “scramble”parking.

In my entire life I don't think I've ever seen those buildings from the back side.

I’m not sure if in my entire life I’ve been to a store/restaurant in there. There was a fish chip place right? Was there also a butcher?

Are you saying the parking there wasn't all it was cracked up to be? Or do you mean it was difficult to beat?

I'm pretty sure I went into the soccer store there at least once. I also patronized the old Rider's Cycle location in the other building in the upper right, before it relocated to the "new" building on the left.
