On a street I use regularly, there were three houses for sale. They had all been on the market from 3 weeks to 6 weeks.

Drove by today and all three are marked "sold."


Life's a journey......so roll down the window and enjoy the breeze.

See, the sky isn’t falling.

Yesterday on the radio I said this market flux is as much an opportunity as it is a change to a balanced market. It’s good to have room for conditions. My friend wants to sell his land and buy a house with the proceeds. He can’t do one without the other. Now, he can come in with a condition subject to his sale and not get laughed out of the bidding process. This is how it should be.

When the market is “unbalanced” and in the favour of sellers, what it really means is they are still selling for too low a price.

It will, absolutely. Summer is not typically busy for real-estate sales. 2020/21 were an anomaly.

 

If we break 600 sales for June that'll be impressive, in light of what's happening.

I think will be around 620-650 for the month.

So it’s going to end up about 45% more listings, 30% less sales.

We will clear 600 as there are a lot of accepted offers with conditions coming off end of the month.

If we are 617 or under will be the lowest June sales numbers in the last 22 years.
