I would guess the latter part of the month is much slower than the first couple of weeks, yes?

 

If not we are going to blast last years sales out of the park.

 

Latter part is slower.  I am guessing we'll finish around 330 sales.

Assuming the rest of the month continues the current daily sales volume (13.92/business day - M-F only), January 2014 should see about 304 sales, topping last year by about 10.

Barring a catastrophic earthquake, yes.
Sales increase throughout January as the spring market ramps up. Last week we had 76 sales. This week we will have more. Chance of having less than 52 is essentially zero.

This is a pretty typical pattern of sales in Victoria:

We will probably have over 300 sales for the month.  We've had 15 sales so far today and it is only 2 pm.

It might lead to stabilizing of average and median prices, but certainly far from any sort of upward pressure on prices.
