Both 2012 and 2011 were equal in house sales per day. 2012 saw slight below 17.4 houses sold daily and 2012 saw slight above 17.4.

Marko, correct me if I'm wrong, but these stats do not reflect the sales of many pre-built condo units, correct?

Correct. These stats only reflect units that are in the MLS® system and very few pre-sale units are in the system.

To the best of my knowledge the VREB does not have systems in place to track For Sale By Owner or pre-built sales.

Land titles must have that kind of info (title transfers) but of course it's hard to see what constitutes a normal FSBO where the ownber actively markets a home, compared to one that transfers within a family or between parties when the property is not actively marketed ie. your good friends or neighbour buys your house.

Do you mean pre-sales?

I thought the CMHC tracked that(?) When I was selling condos they were always calling and asking for pre-sale numbers.

Oh, ok, it just sounds like you are buying some type of pre-fabricated home.

Customer, pointing at home sale flyer:"I'll take one of these please"

Seller: "Well, it just so happens we have one of those already pre-built, right around the corner here. No need to pre-buy it"

Customer: "I never said I wanted to pre-buy it, I want to buy it now."

Seller: "Well, would you like to buy our pre-built model?"

Customer: "No, I'll buy one that's not already pre-built, as I want orange countertops."

Seller: "Of course. And not to worry, no Realtors™ will find out about this pre-buy."

Customer: "What pre-buy?"

Seller, winking: "Exactly."
