SFH prices down 4-5% YOY, condos holding flat.

Don’t worry, your taxes will still go up next year! I suspect that averages prices are down because the higher end of the market is not selling well, not because houses are declining in value.

There are 13 single family dwellings throughout the entire region priced below $500k. Add a couple more for houseboats, trailers and misc little cabins west of Sooke.

It really feels like buyers no longer care about the overall market. They just want in, at whatever price they can make work.

 

We're also starting to see more and more Millennials/Gen-x'ers tapping into inheritance monies that are enabling housing affordability in the $750-$950k range. Several people in my co-hort are buying homes with inheritances or thanks to mom and dad downsizing to a condo and leaving $500k in cash to help junior with a downpayment.

Inventory seems to have topped out at 3,000....should trend down from here until the New Year.

Will be interesting to see how much inventory that has been pre sold ( despite mainly rentals coming online) will push the moi up.

Just a note that pre-sold inventory (as in condominium pre-sales) are not reflected in the real-estate board's monthly totals. They only track re-sales, and then only those which are sold through MLS.
