^ No hydro, the utilities listed are options and they all have X's (see the appliances included with check marks). I made the same assumption when I looked at it, definitely a case of poor UI.

OMG, what a silly design.
If there are no utilities included under the Utilities Included section it should literally say "no utilities included" instead of a list of things not included, and under Also Included it shouldn't list a whole bunch of things that aren't included.
That being said, "water" is included. It's listed as not included. And I would imagine that unit will have a dishwasher, although it says it won't, and it will have a microwave, although it also says it won't.

It looks like it includes hydro which is about $30-$35/month depending on how much heat you like in the winter. I’ve been seeing that included more and more often as a protective measure by the landlord to avoid complications related to a tenant not paying the hydro, etc.
8th floor, parking included, about 650 square feet.
still, not sure if anyone is in the right mindset to pay $2,200/m for such a tiny place.... My neighbour is paying 2300 for a 4-bed house in Gordon head.( about 2800 sqft)

And they live in Gordon Head. That is a choice they made, as is the perfectly valid choice to pay more and live downtown

There are a lot of things you don't need when you live downtown that you would in Gordon Head, especially if you also work downtown. That's my situation, anyways.
Don't need a car, so I'm saving $150/month on car insurance, let's say at least $300-400/month on car payments, $150-200/month on parking if I had to park downtown, another $150/month on gas if I'm driving in every day from a decent distance.
Just the car stuff alone gives me an additional $750/month to pay the higher cost of living downtown versus the 'burbs, plus the easy walkable access to all the activities of downtown.
A lot of people would argue that those who want to spend an hour in the car every day or have to drive into town whenever they want to go to a game or a show or to dinner are not in their right mindset.
You pay for the lifestyle you want. You want to pay less to live outside the core? All the power to you. You want to pay more to be right downtown? That's fine too.

The few listings up on MLS that are 19 days old say end of September and October for units on levels four and five, respectively.
Building turned out decent, but the spandrel is not quite doing it for me. Nevertheless a welcome addition to the neighbourhood!

Not sure if it's occupancy or just a show-suite, but one of the podium units under the east tower had furniture (including patio furniture) moved into it last night/this morning.
