The current proposal was even more underwhelming when I saw who the architect is. He did the Parc Residences and The Falls in Victoria, and his Vancouver credits are many.


He also did Shutters and could have done the art gallery redo by Crystal Gardens but alas we are getting an ugly seniors home instead.

That policy would seem to be discriminatory against most of VV's membership.

This seems to have dropped off everyone's radar. Development Tracker indicates the proposal has been back with the applicant since June 29, 2017.

They've got enough on their plate with the Dockside project, I'm sure.

 

Their architect (James Cheng) also has a lot on his plate, with the number of projects he is attached to in Vancouver and Seattle. Victoria is small potatoes when he's got the Plaza of Nations redevelopment and a number of towers on the go. Bosa and Cheng are in the later stages of this 58-storey tower in Seattle:

Maybe Cheng hopes to use the plans for the above Seattle project to re-work the Empress proposal.  :lol:

There have been no updates on Dev Tracker since June 2017.  I wonder if there comes a point when the application is considered inactive due to non-activity?  

 

I'm surprised that Bosa shut down the bus depot given that they could have continued to draw rental income on the space for the past few years...

^ In Richmond we send a letter after six months asking for an update or for the applicant to withdraw. If no response after two months we close the application file. Unwritten city policy, not based in any bylaw as far as I know.

Nothing uploaded, but the status on the Dev Tracker was changed to "Staff Review of Revised Plans" on July 29 2019. This may not be dead yet!
