Victoria-based developer Kang & Gill plans to build a mixed-use six-storey, 45 unit condo with ground floor commercial space at the intersection of Johnson and Chambers streets in Victoria’s Fernwood neighbourhood.

 

Dubbed The Landis, the woodframe structure will contain a mix of one and two bedroom units with just over 3,400 square feet of commercial space fronting onto the 1100-block of Johnson Street. [Full article]

Yes, 6 storeys is the current maximum under provincial legislation.  This may be the first 6-storey wood-framed building in the City of Victoria, though you can find examples in Esquimalt and (I think) Saanich.

Yup, I think it just might be. There's a six storey proposal coming up for Saanich and there's at least one built or nearing completion in Langford.

Yes, and the Skyline in Esquimalt, also a six storey building.

 

Kang & Gill also have another project on Shelbourne coming up called The Encore.

I'm curious how developers come up with these names. Landis, Emerson, Maddison etc.
Do they pick them out of a hat?
They don't communicate anything about location or about our city, they are names without context or content.

I believe wood buildings of that height are allowed to be constructed because they are using large timber strands, not just wood framing as you would see with say, a townhouse complex.

I've been sort of wondering this myself. It seems like nothing has happened on this site in ages.

Development tracker has revised plans dated December 20, 2016.

 

 

It still needs Bylaw introduction and public hearing date set.

The most obvious change from the original proposal is that the ground floor commercial is now residential.

That rendering is awful flattering to Johnson St. at that corner.

Plus the near obliteration of the 6th floor and the complete change in colour scheme/aesthetics. Otherwise it's identical to the earlier rendering.

The latest rendering is about a hundred times better looking than the original rendering.
