...when you get right down to it I just wish there was no setback on any of the commercial units and that the height of the ground floor was more consistent with the older storefronts right beside it...

The Wave might just have the worst ground floor on any CoV high-rise since View Towers.

104 stalls over three levels was the proposal.

Quadra St will be closed between Johnson and Pandora on Oct 3, presumably for the crane erection here...

The Johnson Street corridor has been one of the most active construction zones in downtown Victoria in recent years.

 
Immediately across the street Chard Development is building Vivid at the Yates, a 20-storey condominium adjacent to The Yates on Yates, another 20-storey condominium with frontage onto Yates Street.
 
One block east Cox Developments is finalizing construction of 989 Johnson, a two tower condominium of 17 and 15-storeys. Across the street from 989 Cox Developments is pursuing municipal approvals for a 15-storey rental tower, dubbed 1400 Vancouver Street, on the former McCall’s Funeral Services property. Further east Cox Developments has plans to develop a 10-storey residential building adjacent to Alpha Project’s Mondrian building, while across the street Tenfold Projects is building The Wade condominium at the intersection of Johnson and Cook streets.
 
Immediately across Johnson Street opposite The Wade, Chard Development is seeking approvals for Yates Street Plaza, a multi-building proposal spanning along Cook Street between Yates and Johnson streets. And last but not least, Developer Kang & Gill is building The Row, a low-rise condominium on Johnson Street at Chambers Street.

While purpose-built rentals are certainly not a bad thing, when was a condo proposal last approved without a CoV covenant ensuring that no rental restrictions could ever be put in place by the future strata members? Essentially, every new multi-family project built today has the potential to be 100% rental units.
