Yeah I think that meeting, which I also attended, has truly freaked out many Bayview One residents.  :angry:

 

Over the last couple of days there has been 7 Bayview One suites put on the market, including 3 units on the 7th floor, well above the Aquara.  These units rarely are for sale, especially the south east corner units - but you can now pick one up on the 6th floor for a cool $1,499,000 (1,441 SF).

Looks like 12 Bayview One units on the market right now. That SE corner, 6th floor, 3 bed/3 bath is still on the market. What an impressive unit!

Blasting Progress...

 

Daily blasting is making an impact.  These pics are a couple of weeks old but I don't see how blasting could take 8 months, unless they're going below Kimta (grade) for underground parking.  They're adding an access path across the railroad tracks to Kimta for easier dump truck loading.  It is located near the wood pile just east of the "Keep Out" sign (see last pic).

Kicked back due to design issues regarding the "terracing" of upper floors.  Ridiculous.  If you want to see why it takes so long for anything to get done watch the video of the meeting.  Isitt doesn't understand the difference between a DP application and a rezoning application or the difference between a city owned parcel and a right of way.  Loveday is not motivated because it doesn't have affordable units so could care less, and also doesn't understand the process he's adjuicating.  Thornton Joe waffles around.  Madoff doesn't like anything and waxes endlessly on design and Young can't get his head around how, even though the project seeks no height variances for the zoning approved 5 years ago, a 5 storey building can have an 18 foot ground floor-because a five storey building should be the height of all other 5 storey buildings.  If it weren't so tragic it would be hilarious.  Again, this is a project that seeks no variances of any kind and is held up purely on slight objection to design with respect to the terracing guidelines.

Madoff herself just said how Le Fevre’s Chatham project was needlessly held up over design and ended up a grotesque chimera because of all the cooks in the kitchen.

Luckily Le Fevre is going back to the City with a reasonable design.

As I understand it he just got fed up and put in a basic design that there could be no objections to so instead of something interesting its just going to be another relatively nondescript building.

That was the tactic to get through the process but the updated design is quite nice.

The guidelines call for upper floors to be terraced by 1.4-2.4 meter iirc.  The design panel approved the design in May subject to making some changes:

 

-reconsider the south elevation form and massing to be more in harmony with the site topography, context and the Core Songhees Development Permit guidelines

• reconsider the service entrance design including materials, screening, and overall impact on the public realm including future pedestrian linkages

• provide additional renderings to show the views throughout the site from the pedestrian pathways

• consider incorporating a permanent shading element on the second floor outdoor amenity space

 

The revised proposal presented to council seems to have done all of that except for the terracing on the Kimta side.  The irony of which is that while the building is very well set back from that road given the rail line and trail and front driveway off Tyee this revision requirement may push it even closer to Bayview One, which is what they were trying to avoid in consideration of those residents.

Is there anyone normal we can vote for come October? This is pathetic. 

 

The original Le Fevre design on Chatham was incredible and fit the area perfectly imo and then the City become involved. The City determined that occupants needed baclonies on each unit so the final version ended up looking like a condo you would find on Jacklin Rd in Langford..............who the comes with this crap?
