Affordable Esquimalt Road condo development set to start this fall

http://victoria.citi...tart-this-fall/

Work has begun on a 30-unit, six-storey condo development near Esquimalt’s bingo hall on Esquimalt Road.

Billed as an affordable market housing project, the one and two-bedroom Verde Condominiums at 826 Esquimalt Road will feature unit layouts between 495 and 911 square feet with prices significantly lower than competing inventory in Victoria’s urban core.

“Our goal was to make this project affordable, especially for younger and first-time buyers,” said developer Mark Eraut of Kingsnorth Development Corp. [Full article]

Those small windows make the building much more energy efficient (in the winter, at night, and when nobody is home).  More wall room to hang your big-screen too.

It's also quite likely that the windows are designed that way in anticipation of the adjacent lot being developed one day.

And it's an extremely narrow lot where fire codes likely prohibit too much window exposure in that sort of a situation.

The small windows will limit UV exposure and protect the albino* demographic this project appears to be targeting.

It makes me wonder, do they not have concerns about energy efficiency during winter in places like Edmonton, Calgary, Toronto, etc.? Despite the cold temperatures there they seem to be okay with having windows on buildings. And I'm pretty sure they also have TV sets.

I wonder if those folks in Edmonton, Calgary and Toronto think they can heat their homes by viewing that Christmas fire log video?

If so you might need the biggest screen you can get.

That seems like it has taken a while to commence construction since it sold out...

Do you have any photos Mike?
