  • The structural engineer for the troubled Danbrook One apartment building in Langford was not qualified for the job, according to Engineers and Geoscientists BC.

    In a disciplinary order published by the regulatory body on Nov. 3 and effective Oct. 1, Brian McClure received an interim practice restriction that places strict independent oversight on his work. He was found to have made a “critical error in judgement” in believing he had the required knowledge and experience to design a building such as Danbrook One.

"Apartments For Rent" sign on building, so repairs appear to be nearly done. Danbrook One sign has been removed.

A troubled apartment building in Langford may soon welcome residents once again under a new name and address.

The former Danbrook One building at 2766 Claude Rd. is now being advertised as RidgeView Place, with an address of 2770 Claude Rd., on the website of owners Centurion Property Associates Inc.

Under the availability section, units ranging from one bedroom suites to a three-bedroom penthouse are shown as available as of May 1. Langford Mayor Stew Young said the building still needs an occupancy permit issued by the city before anyone will be allowed to move in.

$8 million sure doesn’t sound like this whole thing was as astronomical of a problem as it was made out to be.

When there was talk of having to tear the whole thing down I estimated repairs would have been in the $30+ million range.

Those remediations are aimed at ensuring the building is able to withstand seismic activity as required by construction best practices and standards.

 

The articles keep mentioning seismic upgrades, so it makes me wonder if the building has always been vastly safer than older ones.

Engineer behind faulty Langford highrise loses licence, ordered to pay $57,000 for incompetence

The structural engineer behind a faulty highrise apartment building in Langford, B.C., has lost his engineering licence and must pay more than $50,000 in fines and legal costs for incompetence and unprofessional conduct.

Brian McClure's licence was cancelled after the regulatory body Engineers and Geoscientists British Columbia concluded its investigation into the design of the 11-storey Danbrook One building, which has since been renamed RidgeView Place.

The investigation found the structure's engineering did not meet the requirements of the B.C. Building Code, the provincial regulatory body said Thursday.

McClure must pay a fine of $25,000 – the maximum allowable under the law, according to Engineers and Geoscientists B.C. – and will also pay $32,000 in legal costs to the regulatory body.

Yup, big changes are coming. Interesting to note the 11-storey tower is dubbed Danbrook One.

As noted above, there is a lingering bit of gossip in the construction community noting that the building was, in fact, two or three times more seismically stable than any similarly designed building constructed 25 years ago would be ... and that 25 year old building would still be fully occupied, selling and/or renting suites as soon as they become available.

 

A few "technical" details explaining exactly why the building had to be evacuated, details that didn't presume the entire populace to be complete idiots would look good on a half decent reporter, one actually giving some insight to the saga of this building.

Would they ban an engineer for 'incompetence' over a few minor technical details?

 

I don't know but with the number of firms involved in this lawsuit, I can understand why the gossip might be that this is no big deal, move along!
