10-storey building plan proposed for Claude Road in Langford

Langford council is considering a proposal that could see a 10-storey building, with 117 residential and commercial units, erected on Claude Road near Goldstream Avenue.

It was not immediately evident from the plan whether the building would include rental or strata units.

Coun. Denise Blackwell, who also chairs the City’s planning, zoning and affordable housing committee, said council approved two 10-storey buildings nearby along Goldstream Avenue a number of years ago, but because of an economic downturn the projects never materialized.

“We’ll see at the public hearing how people feel about the height,” she said, adding that hearing is expected to happen during one of council’s meetings in April.

That's pretty close to "downtown" Langford, no? Right beside the roundabout with the fountain? Seems like a good place for infilling to me.

So the proposal is not yet identified as a rental or as a strata-titled development, but I do note that DB Services Inc., which has consulted on and built quite a number of lowrise woodframe rentals in downtown Langford in recent years, is the party responsible for the application. Their involvement may suggest the project is eyed as a rental, although we don't know via the planning documents who DB is representing.

 

Of course, if the property is flipped, it could be built as a rental, as a condo and it may not necessarily proceed at 10-storeys.

Game Changer for light rail between Langford downtown and Victoria downtown IMO.

 

If this is the start of second major town center in the CRD, then we as a community really need to start thinking bigger picture for transportation between the two centers.

 

A direct line between the two centers will encourage concentrated development at the stops along the way between the two centers, while helping to contain urban sprawl.

Ya like I say I can't see View Royal and Esquimalt commiting to that kind of density, now or after the line goes in. There is really nothing in it for them..

They will be busy dealing with resident noise and vibration complaints from the train.

Why wouldn't Esquimalt want that kind of density? It really adds to their taxpayer base fast, and often comes with a lot of amenities, as well as a new town center area. 

 

View Royal of course, has that whole village in a big city except we gots the casino thing going,...

I agree that Esquimalt is primed for more density, especially when they're redoing their city hall area.

Why wouldn't Esquimalt want that kind of density? 

 

The usual complaints.  Traffic, quality of life, human scale etc.  It's taken them a decade to work the West Bay Marina area, and that development affects less than 5% of the Esquimalt population, really.  It's down in one corner.

"The developer of a proposed Claude Road apartment building has asked for one additional storey and plans to offer more on-site visitor parking.

A revised application from Matt McKay of DB Services of Victoria is requesting approval for an 11-storey structure, one more than before. The new plan would lower the number of residential units from 117 to 100, allow for one less level of underground parking, give a more slender look to the building and allow for five visitor parking spaces...."

The City of Langford could look very different in the coming years if development permits follow the rezoning applications currently being considered by council.

Claude Road 11-storey residential building has mixed reviews

In the City’s core, Claude Road is the subject of multiple proposals that would add a number of residential units to the area. In a previous interview with the Gazette, Coun. Denise Blackwell, who chairs the City’s planning, zoning and affordable housing committee, noted council had approved two 10-storey buildings for the area years ago but because of economic downturn the projects never materialized. “We’ll see at the public hearing how people feel about the height,” she said back in March.

30 days after the non event public hearing, houses are demolished, construction shacks are in place, and a hole has begun to be dug.

 

That's how it's done in Langford.

The buildings in teh background of that picture are also going to be sold and teh  Our Lady of the Rosary Church,Gymnasium,Rectory and ST Vincent de Paul building are on a lot that is to be sold. The church is selling it off but keeping all of the remaining of their property which runs down Peatt road .They own all of teh homes along Peat Road right up to the newest townhouse. a new church will be built and the entrance will be off Peatt rd. Look for a large condo to be built on teh property facing Goldstream from the Cloth Castle to Peat Rd

I like the full glass on half the building. Without that, it'd be a mini View Towers IMO.
