I know things are changing, but if I lived in Esquimalt, I think I would be embarrassed of my city. How is the whole place stuck in 1975? How does that happen?

So pretty contemporary in Esquimalt terms.

A stones throw away are two nine-storey towers, and they’re literally in and among the houses, so I can’t see much sympathy from council towards calls for less height. Especially when two 10-storey towers are already approved at the Cambie lot.

if you mean swallow's landing, it's set amongst a bunch of other masses (that garry oak ecosystem), which provide a buffer between the buildings & surrounding houses, while this corner building will be a lot more exposed. it's also most of the way up a hill which will make it seem taller that it really is. the buildings at the cambie will be 10 stories & on level ground. it will be like two eschers where there was a one-storey building & parking lot before; they'll be pretty noticable & not as tall as this one at head st. i can't put my finger on a specific height but those sorts of things should be considered.

Swallows Landing is atop the highest point overlooking the Inner Harbour and hovers above the neighbourhood. It’s not only the tallest development in Esquimalt, it’s perched as high as one can go anywhere along the downtown waterfront. And the west tower is only 20 metres away from a single family residential lot.

Here’s the thing, though. Esquimalt Road is along a high point when viewed from the south literally from Dominion through to Lampson, but it’s a low point if viewed from the north. Development can either occur along that corridor or it can be set among single family dwellings, not just seen from single family dwellings.

wow all i said was those two things should be considered & you react as if i'm coming with pitchforks & torches. are you guys feeling ok? again, i'm not saying I have the only correct number, I just thought those were difference between other projects & this one, even if they're not that far away.

I found a community plan from last year that had this under general commercial mixed-use policies. if there's another one out there I guess I didn't look hard enough to find it. is there another community plan with more recent information?
 

j) In mixed commercial and multi-unit residential developments, buildings up to 12
storeys in height and with a floor area ratio of up to 3.0 for the residential portion
of the building may be acceptable.

k) Development proposals with heights and/or densities greater than those set out in

I almost couldn't have said it better myself, except I would also add that swallow's landing is set amongst some rather large garry oaks, unlike the intersection at esquimalt & head. as it's between dominion & lampson it's also on a high point as you helpfully point out, which will make this building look taller from the south (by about 25m) than it really is.

That is the correct community plan. 12 stories, but taller can be approved.

There are some pretty amazing inlet, harbour and mountain views from this property from 2nd floor on up which may increase value of the condo units.

I think it was Swallows Landing that advertised with the slogan, "the last of the great harbour views". It's funny because that building might actually have represented the first of the great harbour views. Victorians are slowly realizing that there are tremendous views to be had from all sorts of underdeveloped sites.

The Cambie (Old English Inn) across the street is now zoned (many years ago) for two 15 story towers.

Maybe I'm being too negative. If that stuff ended up working on Rodeo Drive then I suppose it might end up working on Esquimalt Road.
