If that stuff ended up working on Rodeo Drive then I suppose it might end up working on Esquimalt Road.

Especially since people are always confusing the two locales.

You make it sound like it's a growing problem. I challenge you to offer proof. I bet a donut that you can't identify a thousand examples in the Victoria area in less than 15 minutes.

Lexi Development proposal is for space for Primary Urgent Care Centre on the first floor of this project.

Wasn't Desjardins just on the news talking about the lack of doctors in Esquimalt. I would worry about getting them first and then the clinic.

 

Or maybe they think this will entice doctors to move to Esquimalt, offer them a couple of years free rent.

Or it could be a great marketing tactic to promote the overall development while pursuing a zoning change that could, should a tenant materialize, accommodate medical offices.

 

There is a medical clinic at the Country Grocer shopping plaza further down Esquimalt Road. The clinic that closed was situated in the plaza where Shoppers Drug Mart is located, which is across the street from the planned re-development.

In the block west of Head St.

Agreed that including a possible clinic is "approval bait"

...The clinic that closed was situated in the plaza where Shoppers Drug Mart is located, which is across the street from the planned re-development.

I’ve heard that Esquimalt city council will be hosting a public discussion regarding this planned development on July 8th. Last I heard it was down to ten floors with the developer looking for 12. There’s a rumour that a group proposal is to be presented asking for the city plan to be changed to allow only buildings of 4 stories or less in new construction. Should be quite a night.

New rendering shows a 6 storey building on the Eagles's hall site as per the plans of the Fraternal Order of Eagles who apparently have been in communication with the developer.

 

Obviously the pawn shop is being a bit of a stubborn holdout.

 

BTW the thread title should be changed to 12 storeys

It's 15-storeys from the rear of the property, given the slope of the site.

 

The rendering was permitted by the Eagles to be used for their property for massing purposes only. They were consulted by the Pacific House developers and the intent is to show what the future along that stretch of road could look like.

Exactly: and really given its a garbage corner in its current dilapidated state, no one in their right mind should be protesting this. Oh...but wait ASE!....the "height" thing. Siiiiiiiigh.

 

Between the new tower on the site of the old legion site, the proposed new 500-seat pub kitty corner to that, the new Esquimalt municipal hall site, this one at Head Street, and the ongoing Songhees rehabilitation which I believe will go as far as Catherine Street in the west when finally built out, this entire stretch of Esquimalt Road will finally at long last be dragged into the 21st century from the current sad sack, dreary mid-20th dreck that predominates on it now....

I do business with them and appreciate their dealings with me. But yeah, they should give way so something grander could be built here.

 

But as a small business that doesn't own our space and would change that if I could go back in time, since it seems the pawn shop owns their building and land, hell yeah, hold out for what you can get. :)  And great for you for buying that building. Unlike Pluto's and Wellburns....

This was not exactly a big hit with the public at council meeting tonight. Vast majority had a problem with the height

No, I think this was the public hearing.  From what I understand council basically voted to postpone the decision and took a staff recommendation to send it back to the developer to consult with the public more and try again later.
