It’s not so much about putting retail there as retail not being advised to put there. Remember that nothing in this industry is done happenstance. There are reasons for each decision, and if retail made economic sense there they would have included it.

Not entirely true. They balance what will make money with what the city says they can build. The city could require it.

Retail is becoming a challenging component of buildings even in the downtown core. Consider how long it took to lease the Hillside/Prior retail space (years) where the corner store used to be, and it has a large dedicated parking lot. So does the tennis retailer.

Hillside Prior was a unique circumstance related to a specific business.

I would say that downtown retail is thriving in established areas while expanded retail areas are slow to fill up. I was just on LoJo the other day and it has never been better.

This should have been at the very least a cornerstore in it. 

 

Is it 1924? Are we buying cornbread and smoking a cigar with Ol' Pappy sitting around listening to the Victrola?

 

I used to live at that intersection. It was an easy walk to Quadra Village.

This is going to council for a public hearing on Thursday June 11.  The number of affordable ownership units here is  7.  Overall height has increased by just under  1 metre to facilitate higher ceiling on each floor

When exactly did this project acquire the name "Sparrow"? I would have called it Oak-Cridge.  ;)

One opposed. You have one guess.

 

The quirk of the approval.... rezoning adopted with one opposed, housing agreement bylaw adopted unanimously, DP issued with one opposed.

 

Opposition was due to not being 100% rental.

Didn’t councillor Isitt say he can no longer support market housing? So if it was 100% rental, would he still have opposed it because it would have been market rental? He rejected Reliance’s proposal for not being affordable rentals.

This is how we respond to the decades-long housing crisis (1946 to 1980; 1989 to present), by nitpicking about the construction of a few new homes for ordinary people on an empty lot along a major street... because the units are too much this or not enough that.

 

Would we respond to a hunger crisis by nitpicking about the serving of sandwiches... because they contain too much cheese or the wrong kind of mustard?
