Both pads for the cranes have been poured ... they are working on the tower base now.

I suppose that's needed since the site spans the full width of the block. Unlike HP1 which was half the width of the block (the Mews being the other half).

The federal government announced Tuesday that they will be providing a $100-million loan to the developers of the Hudson Place 2 project in downtown Victoria in order to create 245 new affordable rental homes within the development.

Approvals were granted for 235-units, so now it's up to 245 I guess.

the old fashioned way I guess. market loans. market rents.

this new way is more appealing to the builder.

Seems like a good deal for Townline. They get a low interest low and they have to commit to renting units for 16 years at a maximum of 30% of average household income. Average household income in Victoria is $89K so 30% of that is $26.7K or $2,225 a month (plus condo fees, parking etc). Score.

According to Statscan it's $69,383 within the City of Victoria, so rents would be capped to $20,814, or $1,734/month. 

 

The 2021 census will show a higher income, so adjust that $1,734 figure a bit. That's still pretty good, for a two-bedroom unit in a highrise purpose-built tower in downtown Victoria.
