Victoria population grew 1.5 percent last year, a decease from previous years. Canada's population is projected to be flat. So why dont you give me studies that project otherwise Mike. 

 

CHMC funding is now supposedly at 95% of a project but there is some serious play in those numbers.

FYI: there's a non-trivial uneven seam running down the middle of the new sidewalk in front of the Cook St. storefronts.

FYI: there's a non-trivial uneven seam running down the middle of the new sidewalk in front of the Cook St. storefronts.

 

At some point since the summer they patched over the seam that I was talking about. Doesn't look great but at least they addressed the potential tripping hazard.

Interestingly enough, Haven reached a sell-out in 2022, but several of its 104 suites did not complete the sale when the building reached occupancy in fall of 2024.

Nest sold-out in the second half of 2025, and Haven just found its final buyer.

In that case, does the developer just keep all deposits, or must he refund some if the unit eventually sells at a higher price than the original pre-sale?

In some circumstances the developer can also sue the original purchaser. Not sure in practice how often that happens.

FYI: the patch is crumbling already. But Popeyes seems to be getting customers, regardless.
