Walk the area and decide for yourself, Lots of great areas in Victoria where you dont have to hope that maybe things will get better, I dont have a vested interest in this area but beware of people who might be trying to sell you something,

What's the problem, though? In five years there will be six, maybe seven residential towers and a couple of lowrises within 100 meters of Cook and Yates streets. That's some serious density, with high-end retail spaces and a lot of pedestrian activity. And the new firehall will be opening on Johnson at Cook in 2023 within one of the towers.

The area is livable now and will be more livable as more projects come online. That's not to say it doesn't have its issues, due to the proximity to the safe injection site and variety of SROs. But the "sketch" factor from having lots of parking lots to loiter around should be reduced in the future.

The prices are all 10% higher to match the program input.
The prices were set by BC Housing, not the developer.

They are quite low, related to comparable offerings. $325,000 starting point is lower than what you'll find on the West Shore as a starting point.

Even worse. Government sets prices now? Maybe they pumped them up 20% then.
How about people just buy stuff they can afford? Rather than my tax dollars "helping" them buy more expensive stuff?

What’s the monthly strata fee? What’s the likelihood of special assessments? What engineering reports have been undertaken?
There’s a lot more that goes into a purchase qualification than the price.
Besides, the buyers at Haven are going to pay the government equity back.

How about new perimeter drains?
What about window replacements?
You really can’t compare a 50-year project like the one in your link, to a new-build.

I know. And of course I have nothing against Chard and his product.
I'm opposed to the government program when there are less expensive (less desirable, sure) options all over town. What gap are we filling?
