Le Fevre & Co. are moving forward with The Powerhouse, the restoration of the electric building at the foot of Pembroke Street at Store Street.

 

More details to come.

Well that will be interesting inasmuch as an environmental planner/auditor pal who works for the one of the largest engineering firms in the world told me some months ago that site/building - as in inside but more specifically directly underneath it, to a depth of a few meters - apparently remains one of the most contaminated sites in Western Canada. Should be fascinating to see how they plan to re-mediate it and how much it ultimately co$t$ to complete the job.

Isn't the grand plan for the area pictured to eventually turn it into a public park, with a pedestrian bridge across Rock Bay to Bridge St? I've seen that in a few documents, I believe in the plans for the David Foster Walkway, the Burnside-Gorge OCP, and a few others. If it's that contaminated, I hope remediation starts soon if they ever want to see those plans come to fruition.

I've always loved the form and character of those buildings and have thought they would be fantastic restored within a more developed neighbourhood or park setting. Is there no information as to what the use of the building will be yet?

Have we seen this image before? I feel like this project would benefit from an additional level, or maybe a partial additional level. Would there be rooftop access? Methinks it would be a huge missed opportunity if no.

The existing M-3 Heavy Industrial zoning allows a broad range of uses, so they likely just have to apply for a Heritage Alteration Permit. I assume these guys know exactly what lines not to cross in order to avoid soil remediation, rezoning applications, community amenity contributions, etc.

Cool concept, nice rendering but I wonder about all that gunk directly under the structure: won't that have to be remediated and removed?

This is why I'm lukewarm about the Harris Green London Drugs block. It's a back burner "nice to have" project to me. I'd prefer that energy be directed in this neighbourhood. The HG block may be undervalued but it is functional yet this part of Rock Bay has so much exciting potential. I want to see a thousand rental units, a park, grocery, coffee shops, art studios, high-end condos, townhouses, waterfront walkways, everything.

I wanna buy a condo in this neighbourhood this winter and when we’re done playing restaurant in 10-12 years move back to a functioning area. Maybe we’ll see what the Ironworks phases coming up look like.

Just please, let's not allow the same mistakes to be made with Rock Bay that were made with the Songhees.
