This one is definitely looking punchier now by virtue of the wood/faux-wood screens, doors, and other details.

I reiterate my reiteration. This place seemed a bit bland in the renderings but it's actually a fresh look, all things considered. I can't think of another local project that looks too similar.

So I see the old commercial building on the corner of Fell Street and Oak Bay Ave is currently being gutted? I assume they aren't going to add a story on top? Too bad.

The second floor balconies look a bit odd to me. It also might have been nice to differentiate the cladding on the ground level around the commercial spaces,

It is much more appealing to me with the balconies separated like these are, side by side balconies just don't cut it for me.

Some thought went into the sidewalk here.  Usually this part of town the sidewalk is four feet wide with a power pole planted in the middle of it - makes walking a chore and unpleasant.  This is actually attractive and welcoming.

Indeed. Also, aren't each of the ground floor doorways/entrances unique in style/appearance? Even though it's one unified development there's some pleasing variation evident there as you walk along.
