Don’t forget, today is the info kiosk day, with a walking tour with the developer at 12:30. The kiosk will be near the London Drugs entrance from 11:30 to 2:30.

Some guy on the internet wrote an article on making Harris Green into a park once.

New plans for phase 1 are up on Dev Tracker.  Phase 1 plans now call for 518 units and building heights of 22 and 23 storeys.

An updated rendering:

Is it an optical illusion in the above rendering or is the tower on the left slighter wider at its top than at its base?

Good work, K!

Can someone note if 518 is higher or lower than the earlier design?

Heights are now higher, from 21 and 19, to 23 and 22.

I’m ambivalent about the height - the towers can be 100 stories for all I care. But I wish the podium facade was broken up a bit more. From the pedestrian perspective, this will be like walking past one huge boring building. I shudder to say it, but Uptown and the Bay Centre both have better street level design for pedestrians than this rendering. An entire city block needs multiple facades and entrances, imho.

That being said, full block podiums are the norm everywhere else. We’re just not used to that scale yet.

Looks like they're getting ready to do the same thing across the street at the former Mazda dealership. I guess that's phase 2 of the new firehall development.

Too tall. Not affordable. Too much traffic. Too much like Vancouver.

Take your pick.

Was council planning to make a decision on this project before October 15?

September 29th.

I suspect they felt they would require more than one session, pushing the hearing potentially to the very last second.

Loveday said while he still doesn’t like the design of the proposal, he would vote for it because of the housing provided.

“We need a massive amount of new rental housing, but there is a fundamental question of how to get there and is it to continue to build up and to increase heights downtown, or is it to densify at a more of a mid-rise level?” he said. “To be frank, I don’t like the buildings, but I like the housing.”

Mayor Lisa Helps said she expects an interesting public hearing on the project.

“We asked a lot of this applicant, as we should for an official community plan amendment, and almost everything that council has asked for has been met and, in some cases, exceeded,” she said. “I don’t think that we can ask any more at this point. I’m very curious to hear how the public will receive this application at a public hearing.”

What do we ask of the city as compensation for changing all OCPs with the MMH initiative?
