Even if you convert it back to apartments (which I doubt the City would let you do) or manage to squeeze an average $2,000 per suite per month in vacation revenue (assuming 10 nights at $200 per night) and use gross income instead of net, the cap rate is barely 1% in the most generous of scenarios. No one in their right mind should buy this place at this price.
