It doesn’t. But the mandates aren’t to support developers making cheddar from converting run down houses into luxury condos is it?

Building luxury condos on a SFH zoned lot is going to be challenging. But it’s big money if they win. Life’s a gamble. They don’t need a leg up.

Who needs a leg up is the young family working two jobs paying $1600 in rent who just got kicked out because their rental is being turned into $1,000,000 condos that they can’t afford and doesn’t suit their family. And now anywhere they look to rent is $3,000.

Whatever excuses can be thrown at the board, will be.

So the blasting is just an excuse? I think it would be worse PR if the buildings on either side were rendered not habitable

How about the properties that are rented out then sold to some multi millionaire to be demolished and turned into a 4 million dollar SFD mansion. How is that better then turning that same property into 10 separate million dollar condos. Because rn in oak Bay when one house gets torn down it's not getting replaced with an equally affordable SFD.

Blanket up-zoning makes that house that is just fine as is renting out the suite affordably into a 2 million dollar cash cow. So this removes affordable stock from the market and replaces it with affordable luxury.

Any thoughts on where Oak Bay will build 200 new units of housing?

No. Maybe you could take a few refugees in a spare room or two?

How many new SFD in oak Bay have been built without bulldozing a more affordable home? If your problem is with affordable housing maybe we should put a cap on how much you can sell a house for. For example let's say that you can't sell a house for more then it has been appraised, then at least we won't have this runaway price inflation.

Here's a quick and easy way to lower the amount of excavation and blasting. It's called don't build underground parking.

I don’t think human suffering is fodder for jokes, though.

This discussion is in bad taste. I don’t want to be a part of it any longer.

The government is appraising every single house higher every year based on a handful of transactions. This is also a problem. You think those that are making the inflation will solve it?

Why apply that to just houses?

Maybe we can have to government apply that to groceries, or the wages you are paid.

Not at all a good path to go down.

Can you work up the cost per buildable square foot at that selling price, Mike?

Well that listing says 2.5 FSR. Just work that out to start.
