Kudos to the realtor for showing us the layout of the land for sale. So easy to do, but so many agents just don’t bother. I don’t know how sellers put up with such lack of enthusiasm.

It strikes me as so bizarre, how we only have one west coast community of consequence on the entire Island, that being Tofino/Ucluelet.

 

There is nothing else (I don't count Port Renfrew yet, we've got to give it another 50 years).

Too wet maybe, and not easy to get to the west coast for most of VI? 

If there were a proper freeway built along the coast, but I don't see that ever happening, past PR.

Lots of vestiges of old communities, but nothing thriving. The areas are gorgeous, however.

I've visited many of the little communities on the west coast. They all tuck into the fjords and inlets for protection from rough seas and winds. But man, they're such beautiful places to visit. I'd have a vacation home out there, for sure, but housing is hard to come buy and land prices for large lots are quite high. There's no happy medium like vacation-focused properties in those communities likely because there are no services, but I'm sure there would be a market for 500 sq ft units, in townhome or small condo style.
