Oh it’s ag land. This is why you see those massive houses on peninsula. Can’t have two 2000 sq foot houses but you can have one 10000 with a pool and pickle ball court.
Not anymore. Now the max size is ~5400 sq ft, and the max area you can occupy with your amenities is ~11000sq ft. They also consider where on the property you want to build, as they don't want a new house built in the middle of a field.

Hmmm. Maybe I’m thinking of another property. We all wondered why it jumped in asking price after sitting for so long at a much lower price. I don’t think it was 100 acres in size, though.
I think indeed there has been another property closer to the Goldstream estuary on and off the market a bit. Not as large.

That must be very recent.
2019 I think.
"The total floor area of a principal residence must be 500 m2 or less in order to comply with the ALCA, though a local government or First Nation Government may impose a lower size cap under its bylaws"
"The total floor area of an additional 90 m2 or 186 m2 residence constructed after December 31, 2021 must be 90 m2 or less if the parcel is 40 ha or less, and 186 m2 or less if the parcel is more than 40 ha"
This is a big one they get people on who try to follow the rules:
"An approving body may not approve or permit construction or alteration of an accessory residential structure unless that structure is necessary for residential use"
