It’s not a luxury project like Customs House, but the finishings are very nice.
You're forgetting that everything built in the CRD that isn't a converted shipping container is consider "luxury", "for the rich", "not affordable" and pretty much heralding in the apocalypse.

They Lyra is a bit of an interesting one in that has features you often don't find in modern "luxury buildings" like gas fireplace, BBQ gas outlets, 9' ceilings.
Then on the flip side it doesn't have A/C....not that you need it in my opinion in a concrete building shaded by trees.
The Lyra also bucked the trend in going with large units when everyone is going smaller.

Where have all the swans gone?
There doesn't appear to be much Christmas on that hill either.

The new building is so tall it created unbearable winds that blew them all to Bellingham.

Walk score is pretty much zero imo but can't ignore nearly half the price.
I am not trying to suggest that Lyra is not good value, nor a nice development, but for someone like me who chooses not to own a car, it wouldn't really work.

It's doable, you're a 5 minutes walk to bus stops, a 15-minutes walk to shopping at Quadra/McKenzie and a 25 minuets walk/10 minutes bike ride to Uptown. Not ideal considering other options in Victoria but ya know, in a red hot housing market...

I live at Royal Woods (immediately east of Otto) on McKenzie, and while the area is technically walkable in the sense that many businesses are close by, walking never seems like the most attractive option here given the traffic, big trucks, small sidewalks and industrial feel of the area. McKenzie is loud, noisy, and reeks of exhaust fumes. Saanich Centre is just a block away and it's not a pleasant walk at all. I often find myself driving to pick up pizza two blocks away or to the post office four-ish blocks away, yet I'll bike just about every time I go downtown. Which reminds me, biking anywhere on McKenzie west of Borden is really, really unpleasant. Probably one of the least bike-able roads in Greater Victoria. I would imagine all of these problems are worse near Lyra which is only further from these amenities and closer to the highway.
I'm thinking of relocating as I'm just very tired of the area. It's nice to be near Swan Lake and close to so many bus routes, and to be so central, but otherwise I don't find it walkable in that going for a walk feels like a chore. Despite the price difference, buying at Lyra would not be an attractive option for me simply based on location (not that I'm in a place to buy right now).

It is a trade-off. You can buy 700 sq/ft at Capital Park or Bellewood or 1,200 sq/ft at Lyra.

true. I'm near Butchart Gardens and it would be a 30 min walk round trip for me to get milk etc. I simply just pick up stuff on the way home as needed. Its nothing to do with price as I could buy a nice house in the Uplands if I sold my house. Granted what is the walk score in the Uplands, probably just as bad

I had my walk-through yesterday. A few paint deficiencies but overall really happy with the way this turned out given the $465 per foot pre-sale purchase price.
