Is a developer going to take the risk with the limitations a lot of that size would present?
It's only about half the size of the 1400 Quadra lot currently being developed.

No concrete plans for the property yet following demolition. The need to raze the building stems from issues with break-ins, vandalism, and pests, and the impact the vacant building is having on nearby properties as a result of the latter.

My go-to tire shop for the family vehicles right beside it: it better not suffer a scratch or the demo team will be hearing from me. I do wonder though if Starlight might be of the mind to submit B-O the proverbial offer 'they can't refuse' in a play for more of that block...

I don't mind these car-focused businesses that have more of an urban format. But I suppose they'd be deemed too noisy and grubby to be occupying new mixed-use developments.
