The Denny's property is owned by Northland Properties, which owns multiple restaurant brands (in addition to being the Denny's franchisee for Western Canada, they own Moxie's, Shark Club, and others).  Northland has its own construction division and they own numerous hotels (most notably the Sandman chain)- it wouldn't be too shocking if they are thinking of redeveloping their property here into a hotel/restaurant combo given the increased height allowances in the corridor.  I note that they are already planning to redevelop the existing Sandman further to the south by adding a second structure and parkade.

Recently sold to Pattison, typical due diligence is all.

Yup, that’s right. Pattison also owns the tiny parking lot just west of Hotel Zed along Frances. That’s the reason Tresah’s footprint will be an L shape.

Is it a foregone conclusion though that its being torn down? What's to say if its profitable (I have no idea if it is obviously) that Pattison doesn't just leave Denny's as-is?

No, there are no immediate plans for the property and we don't know the timelines he'll be pursuing. He just owns the land now. Pattison has held onto land for decades in Victoria without doing anything to do it, i.e. it's just a barren lot, so we don't need to worry about an immediate razing of Denny's.
