Yes, that's the other side of the coin.

 

But the politics isn't the only obstacle here, as in it's not just political wrangling that's an issue, or mostly community feedback stalling the process. There is plenty of municipal bureaucracy and red tape outside of zoning and density allotments, etc. Even dealing with straight forward municipal issues can be a very time consuming, costly endeavour.

*Another* Vancouver developer is rolling into town.

 

Three Shores Developments is getting ready to unveil a 6-storey condo/townhouse development at the intersection of Fort and David (I'm not sure if this is on the site of Papa John's Pizza or if it's the property across Davie Street.  Renderings should be available in the next few weeks or so...

 

Any updates on this one, Kapten?

Actually, I was able to get some information from South Jubilee CALUC's meeting minutes:  

 

- 3 Shores Development Company made a presentation of the project they are planning on Davie st. Barry Savage from 3 Shores attended meeting, delivered a brief presentation and asked for feedback from the neighborhood association.

- It is a proposed 6-story, 80 home development in the neighborhood, with 40 parking spaces. There was some discussion around the impact that will have on parking in the neighborhood.

- There was feedback that making the main entrance/vehicle access on Davie st would have a negative impact for its residents, and Fort St. was suggested as a better alternative. It was pointed out that developments are strongly encouraged by the city to not make parking entrances on main artery roadways (Fort St.) when other options are available.

Isn't it required, not just strongly encouraged? I remember there being a lot of dialogue around this when Save On and apartments went up across from Mason Street Farm. It was a total no-go to put the entrance on Pandora.

Primex is proposing a major development for 1342-1360 Pandora.

The heritage house at 1342 Pandora would be moved slightly and restored. It would contain a strata-titled townhouse (within the new building) and a new structure with 10 townhouses would be built alongside it as part of the same strata.

Also, a 6-storey, 74-unit rental building would be built at 1352-1360 and would include a number of 3 bedroom units in the form of rental townhouses on the lower floors (studio, 1 bedroom, and 2 bedroom units would also be in the mix).

I don’t love the design, but glad to see the parking entrance would be on Davie. Would have been nice to see more street activation on the Fort St side - the area could use more commercial facing the main road.

I took a look at the renderings - there will technically be Fort St facing windows, but the 3 doors in the commercial unit are all on the Davie St side of the building. Furthermore, there are 3 units on the main level that walk right out onto Fort. I’d say that space is a missed opportunity for another Fort St facing commercial lot.

A 9-unit townhouse complex is being proposed for the corner of Edward and Wilson streets in Vic West.  The developer is Langford's Logic Homes, which (up until now) has primarily focused on single-family homes on the west shore.
