It may not be. The property is currently zoned R3-2 which looks like setbacks and heights do not line up with the web page details.

It would appear that there are some approval processes that need to be done according to the development tracker.

R3-2 has a maximum height of 22m, or 6-7 floors in a residential design. So the height statement is accurate, but they will need council’s blessing to build a structure of their proposed massing and density.

It's a hideous design. The neighbourhood should really be allowed some say in the matter.

It's rather obvious from the renderings that a 6-storey building on this lot is entirely inappropriate.

The zoning permits it, but not with that amount of massing, which is by design to require setbacks between buildings in that neighbourhood. Other zones don’t have setback required to the extent they are required here.

The applicant may be required to purchase an adjacent lot. It’s unlikely the City will allow a maximum height, and significantly higher massing, in this setting. But we shall see.

The allowed site coverage for a 6 storey building under the existing zoning is 20%.  Based on the stated  setbacks and lot dimensions it looks like the proposed site coverage is likely over 50%.  I suspect they will have to go to council for rezoning.

We swung by 50 Government at midday today to get a more accurate feeling of the neighbourhood. 

 

I can't for the life of me comprehend a building that would be 3 times as tall as the existing one. This is a nice little 4-plex rental that would seem to already meet the goals of the proverbial missing middle. 

 

A six story structure would shade much of the block in the mornings and in the winter.

The white building on Quadra across from the Crystal Pool has been reduced to rubble. I seem to recall seeing something about a storage rental complex going in there?

I believe this is what is going to be built there. It is a new Target self-storage facility.

Small units and insufficient in-building storage requires facilities like this. And council doesn’t want people owning cars, so they have to be close to where people live.

Another one is coming to 2300 Douglas.

Sakura Developments is proposing a 56-unit mixed-use condo & light industrial building at 1055 Alston Road in Vic West. The site has a significant change in gradient between Tyee and Alston Roads (10 metres); light industrial would face Tyee Road (the higher street). The units would be smaller and targeted to first-time buyers.
