245 rentals at Hudson House, maybe 129 additional condos at Mod if it completed by Dec 31. Not sure when Pearl will complete, maybe 1st quarter of 2024. I don’t recall the density there. ~150 condos?

So it could end up at 245 or it could be closer to 500.

 

And the population will increase by 5,000 so 1.5 out of every 10 people will have a place to live?

Is one of those buildings the two that finished on Yates and Johnson 800 block?

 

No, those were completed in 2019 and 2021, believe it or not.

The City of Victoria might grow by 1,000 people this year. I suspect we'll finish up with ~800 units of housing in the municipality.

Does this include the several hundred who live semi-permanently in and around the 900 block of Pandora Avenue?

For Oaklands resident Carla Stucchi, turning her basement into both a short-term rental suite for Royal Jubilee travel nurses and housing for family and friends was a no-brainer.

 

“We didn’t need that extra square footage in the house,” she said. “This allows us to pay off the costly renovation and mortgage. These travel nurses are respectful, here doing good work. For us, I think it’s a win-win.”

 

But the time it took Stucchi just to obtain a building permit doubled the 10 months she’d already spent renovating the basement, and the $23,000 permit fee came as “a bit of a shock.”

 

She also needed a variance costing as much as $1,000 after municipal staff later realized that her driveway deviated from required dimensions by just four inches. She pushed the City of Victoria to get her the variance in six weeks, but said it could otherwise have taken six months.

With all these additional affordability measures by government, it’s amazing we have a rental problem at all!

Oh, I suspect it was more than "playing outside making noise".  I wish these reporters would work harder.

 

 

 

 

 

A family who fled the war and devastation in Syria to Vancouver Island looking for a safe haven, is now facing homelessness.

 

“They came with the hope that they could have a better life here,” said Malakah Hajj through translator and friend Hussein Dahab.

“Financially now, it is very difficult.”

 

The Hajj family came to Canada six years ago. Six months ago, Hajj’s husband, the main provider for the family, passed away from cancer.

 

Still grieving, the family was kicked out of subsidized housing in Langford one month ago. They believe it was because of noise.

 

“Neighbors were just very upset the children were playing outside making noise, they said,” said Dahab.

 

Community members like Dahab are helping put the family in a hotel for now, but those funds dry up in one month. In the meantime, what’s available for rent is far out of the family’s reach.

 

“They could not afford the housing,” said Dahab.

 

Out of reach housing is an issue not unique to this one family.

 

“It’s a huge issue. Not just for that family but for any family, for Canadians as well as for refugees,” said Adrienne Carter, director of services for the Vancouver Island Counselling Centre for Immigrants and Refugees (VICCIR).

The Canadian Child Benefit pays about $6,500 per child.  Maybe another $1,200 per child from the province.

Less expensive to build, and more likely to be built.  It makes a developers pro-forma look a bit better. Then more get built, supply decreases rent etc.

 

It does stimulate building.

Well, correct.

 

But, if pre-GST-cut those 1000 are only 500, what do these mean:

 

  • 500 new rentals 4000 new residents - higher rents and/or more scarcity
  • 1000 new rentals 4000 new residents - lower rents and/or less scarcity

That's not accurate.  There is still flexibility.

 

You are not taking into account that when rents get higher, people per dwelling unit increases.
