Major update:

Concert Properties has opted to decrease the floor height of individuals floors and increase the floor count to 16-storeys from 12-storeys. The structural height of 47.1m remains unchanged.

wow that's a pretty major change. It's too bad they feel they need to do this as higher floors in office buildings really make things nicer.

Not the ground floor, I hope. Surely the city wouldn't allow a short ground floor on a major new downtown building? Surely??

I generally like Concert's stuff but their towers can be quite bland and they sure do reuse a few basic designs over and over. I think their lowrise buildings tend to be better than their highrise buildings.

One thing that worries me: if a higher-end location like the Y-lot is worthy of Astoria/Belvedere then what do they have planned for Yates Street? Another Belvedere? Or a step down to something more Joyce Station-esque?

According to Colliers, the region is building 4x the amount of office space that is averaged per year.
