So I guess all you Promontorians will be looking forward to welcoming a bunch of strangers wandering around on the weekends looking at the Children's Lottery prize suite. Unit 403 I believe.

Teresa, good luck with your walk-through today.  Something has come up and I cannot make it this morning.  Another 11th floor A has hit the rental market, I am surprised how low they are going for -> http://victoria.crai...4589289265.html

$2300 for "2-half bedrooms," whatever that is, on the 11th floor is kinda steep, don't you think?

I can see paying up to $1500 for one bedroom on the teen floors at the Promontory but $800 more for an additional bedroom?

Half bedroom typically means a den type room, often around 50 sq ft or so, and often not enclosed completely. This is a big apartment. Price is pretty good I would think.

It means two bedrooms plus a den.  The junior one bedrooms and studios ($200-245k purchase price) are renting $1,100 to $1,175/month with strata fees of approximately $150-165/month and taxes of $125/month.

The 11th floor A is a unit worth north of $650k (the 12th A is on sale for a lot more than that -> http://beta.realtor....ertyId=14708133) and when you factor in the landlord is paying $404/month in strata fees and $350/month in taxes it's a barging at $2,275/month in my opinion.

I had thought they would be going in the $2,500 to $2,800 range.

350/mo in taxes??? Why are folks paying 4k in taxes for a 650k condo?

I'm guessing because they can't claim the homeowner grant on a rental property? Marko?

Homeowner grant isn't that much, around 600. 4k seems excessive. I paid less for my house, assessed roughly the same (without factoring in the grant)

Correct.  650k assessment multiplied by the mill rate = $4,700 approximately in gross taxes and the homeowner grant cannot be claimed if rental property.

You bet. The City of Victoria needs to make it's annual $200 million budget somehow.
