With pet restrictions being the norm in rentals nowadays and SFHs now a pipedream for the masses, I'd imagine the % of buyers wanting stratas to allow pets has increased substantially since olden days. 

 

Good point.  I'm sure people pay more for rentals that prohibit pets too.

 

We should know by now that reason and logic have no place in emotionally charged debates.

it also sucks if you're selling, given that it either means that you're dead, moving to Vanderhoof, or paying $500k more for an extra bedroom.

Yup. Everyone’s staying out.

I mean jeez, even the always-on-edge CMHC forecast for Victoria is is smooth sailing now, while other markets are viewed as “at-risk.” That means supply clearly can’t keep up with demand and CMHC might be right for once ;)

20 years ago when Vancouver started building multi in real earnest land values just went ballistic. Same thing is happening here - door-knocking land assemblies on corridors will be the norm, and developers don't mind paying decent prices for those properties given the insane appreciation. $1.2m for the benchmark house will become $1.8m really quick. I'm interested to see what the landscape looks like once we really start opening back up and getting back to moving around and going out and using pools and such. It's going to start looking like a proper big city in very short order. We've always had an inferiority complex vs Vancouver but there's certain advantages being picked up on that might just shorten that gap a bit.

This is why Victorians saying $1 million is over the top for a house, may not realize the market is headed for $2 million, just like it did in Vancouver. We're just 15-years behind but are now seeing spillover from Vancouver at the hands of developers that emerged in the 80s and 90s as that city's population started to take off, so they have experience with this exact sort of phenomenon.

 

Now here's something crazy. Our population, today, of around 450,000 if you consider the full extent of the commuter base into the Cowichan Valley, is where Edmonton was circa 1970. Edmonton now is a city of 1.5 million.

Indeed, it is 300 kilometres of non-stop city. Some people who visit the Island and think it all looks like the drive between Tofino and Port Alberni are shocked by the time they’re passing Cedar, only to realize that’s still the “south” Island, and there’s a lot of people between there and CR.
