It looks like sales this month may end up lagging behind July 2020. Not surprising with so few active listings.

 

Sales will lag last year for the remainder of the year as we start seeing some huge sales numbers this time last year.

It's shocking how low the inventory levels are.

July ended with 835 sales. Last July had 979. The VREB calls the situation "gridlock" as buyers find a lack of inventory to be a major obstacle.

And the inventory keeps on sliding.

 

Family friends just sold their home, but did not make the sale a condition of them finding another home. Now they're scrambling and the properties they're interested in are fielding multiple offers.

I know a couple that did that. Sold at Bear Mountain before buying their next dream... they had to leave town before becoming homeless.

I would sell them mine but they are still working on the endless renos on the new one. 

They are telling me eleven months more which coincidentally is what they told me eleven months ago,
