This is going to be a one heck of a finish, at this rate. We're literally head-to-head with June of last year as far as daily sales go (24.x over 21 days).

It looks like we are on track to have close to the same number of sales as June 2019. Under the current circumstances that is quite amazing.

 

Edit: Mike K. did the math and got his post up just a wee bit faster than I did!

This month's average price could see a bump up with the sale of a $2.3M home on Sea View Road in Saanich (which sold in one day), a $1.955M sale of a place on Lochside Drive in Saanich (or C. Saanich?), a $1.95M sale on Glynnwood Road in North Saanich (also just one day on the market), a $1.78M sale on Delkeith Avenue in North Saanich, a $1.8M sale on Ravenscroft Place (again, one day on the market) and a $1.9M sale in East Sooke on Norwach Place. That's $11.7M in sales for only six properties.

 

Plenty of sales have also been in the $1.1-$1.7M range.

 

And that's only for properties with at least 0.5 of an acre. There might have been several $2+ sales on parcels smaller than that.

We’re a week away from July 1st, so let’s place some bets. There are no prizes, but you’ll get the forum crown for the day if you nail some numbers.

My guess is 748 total sales, with an average price of $949,000.

June, 2020 is shaping up to be the second-busiest month since 2017 and the fourth busiest June on record, if we push north of 774 sales to bump April 2018's total. It'll be the fourth busiest June on record if we land north of 740 sales.

Oops, scratch that. There were at least two additional Junes with over 900 sales, so this June could be sixth overall if sales push north of 740.

House right behind me, 1908 character, up-to-date plumbing and electrics, turn-key ready to move in @ $1.15 million. "Sale pending" sign was up within 24 hours.

Detached sales fully recovered to pre-pandemic levels and at all time record high prices (average is above $1M for first time ever).

 

Condo market lagging still.   Two very different markets in Victoria right now.
