I wonder if it was owner occupied or a rental unit. Almost makes me happy that all I have to worry about in my building is a noisy neighbour...

I think you'll find 99.97% of drug dealers rent.

I wouldn't know a drug dealer even if he tried to deal me drugs, that's how little I know about drug dealers :P

Fireworks from the rooftop of the 834 last night.




At least you got a proper show. Here in San Diego one of the biggest 4th of July fireworks shows is the one over San Diego Bay. It had an epic electronic failure and 16 minutes worth of fireworks from 4 barges went up in 30 seconds.

I bet condo sales would increase if the renderings in the sales brochure had awesome lightning. Who wouldn't want to live in a building that looked like a Metallica album cover?

35% of the building is rented and 65% is owner occupier. Most of the rented units are the smaller one bedrooms.

Do these have high (commercial) property taxes? Because that price is pretty good for the size, even if you do not use it for commercial. $614/sq. ft.

^ Yes, commercial properties pay a lot more than residential per assessed dollar. The property above might be considered a bit of a hybrid though if it is zoned for live/work.

The taxes on a commercial strata on Richmond Road is $7,000 on an assessed value of $450,000. Residential condos down the street pay 35% of that.

Interesting to note that the property above is listed below assessed value of $706,300. That may be because of the lack of demand for commercial properties in the downtown core..... or the fact that it is located directly next door to a local zoo. This one is not for the faint of heart.
