Anyway can we stop fearing capital gains tax on our homes for now. Let's resume if he wins again... Looking forward to all the tax cuts by PP... $$$$

The investor market in Greater Victoria has all but dried up, but finally with West Shore inventory priced from the lower mid-$300s, there will be breathing room to make the numbers work. So much rental housing is provided by the investor segment of the condo market that we have to take investors getting cold feet seriously, because so much depends on their money going into pre-sales and then being turned into rental suites.
Inventory like this is crucial.

The immigration policies exacerbated the situation. We've had a housing under-supply in our market since the early 2000s (2002-2008, more specifically). There was a period between 2008 and 2013 that things slowed down, but it has been roaring ever since then.

We have had over immigration since before 2000 and in recent years we can both agree it has become insane.
Run your numbers with no population increase or even an initial decrease with a reduction of students and foreign works followed with no population growth. One of the banks ran the projection and it was interesting.

Yeah i guess so, but Victoria has been in the supply and demand issue since mid-2000s. Rest of Canada (smaller cities) more so in the last 5-8 years.
