On the middle listing photo you can see "north beach" at Glencoe Cove park, which is almost always deserted.  It's nice, but does not get much sun even in summer.

These homes are watefront but don't enjoy any real water access.  Is it not possible to have at least a "summer season dock" (like one that hinges up when not in off-season use) on these types of properties?  I know nothing about boating.   :judge:

Or maybe the province or Saanich does not grant them?   All of 10-Mile Point has zero boat docks too.

 

Oak Bay has them.

Foreshore and aquatic Crown land ownership in British Columbia

 

Foreshore is the land between the high and low watermarks of streams, rivers, lakes, and the ocean.

 

Aquatic Crown land is all the land, including the foreshore, from the high water mark out to the limits of provincial jurisdiction. 

 

This includes all submerged land between the mainland to the east and Vancouver Island and Haida Gwaii to the west, as well as all submerged land within bays on the west coasts of these islands.

Ok great, provincial jurisdiction, I guess because it deals with land? Once you’re on the water (on a boat) is that when federal jurisdiction takes over?

I think you'll find that the administration of these areas is a blend of Federal and Provincial.

The Province owns the submerged land, as noted in VW's post above, but the Feds administer all boating, shipping, fishing, etc operations taking place on the surface of the water.

Ten Mile Point is substantially exposed to open water as well, and gets seriously lashed on a regular basis. There are a couple of private docks and boat ramps on the South side of the Ten Mile Point, but they're in small, protected bays. 

 

As well, and even though your property might front the water, if it happens to front a publicly used sandy beach (like Glencoe's North Beach in the photo above), it would be near impossible to ever get a dock permit.

Another good indicator is the piles of storm driven logs you can see in aerial photos in front of private lots. If you've got piles of storm driven logs covering the area fronting your lot, you definitely won't have a dock.

Could you have a seasonal one though?  Maybe a ramp that pulls up like a drawbridge or just pulls back onto your yard, and a floating dock you tug away in winter?

I think you'll find (and you can see in this Google Maps aerial photo of the South side of Ten Mile Point), that some folks have private boat ramps where they can launch at high tide, but can pull their boat right out of the water to prevent storm and wave damage, this as opposed to any sort of dock. https://www.google.c...KXMDSoASAFQAw==

 

But I don't know if the Province recognizes any difference between a temporary and a permanent dock?
