Is this still a great area? When we lived down on Dusnmuir I thought it was the cats pajamas, but again got priced out of Esquimalt and had to move to Saanich.

If you were a fisherman, and had a boat at the marina, this would be a near perfect area to live in. Peaceful in the evenings, all the advantages of close to downtown living, and a two minute walk to your boat for a brisk run out to Race Rocks or Beachy for some of the best fishing on the west coast - all good but for calling this property "waterfront", which is a realtor's fabrication, as no part of this lot fronts the water.

That could be tricky. There may be municipal permits required, as a usable roof becomes a defacto floor.

True, certainly some added cost or what not. But just look further up at the Sidney lot, the house at the bottom has a nice rooftop deck.

That would be a third floor deck you’re seeing there, associated to an actual enclosed third floor at-right. It gets tricky, and can also get expensive. But I agree, it’s an opportunity a future owner should explore.

That house on Harling Point has been for sale off and on for a few years now. 

It's a spectacular location to be sure, but having driven by it a couple of times, it's pretty darn small home for $5 million, with an equally small outdoor space.

That's a bit of an eye opening, and truthful statement.

To think that we first contemplate only non-Canadians can afford something like this, all the while a large number of Canadians still don't own a home, and might never own a home.

 

Unaffordable housing, the kind that only foreigners can afford, if spread widely enough, is the kind of thing that will take a first world country down a notch or two (or more).

Except its not true. There are plenty of Canadians who can afford this home, and plenty of foreigners who can't. Its not like we don't have multi-millionaires in Canada. 

 

I'm also not necessarily a fan of catering to foreign buyers who CAN afford this property, because they don't necessarily contribute much to Canada if they remain foreigners.

That's the wrong way to look at it. They pay very large local taxes, but don't rely on much in the way of local services. Our society benefits greatly from people who pay in so much, but don't take it out, or take out very little.

 

It's also a trope that only foreigners buy these homes. Is the seller a foreigner?

Pretty sure nobody has ever lived in the house that’s currently for sale, so my take away is that the seller is likely a developer.
