Proximity has to be the issue here. These buildings will be about as close together as Astoria/Belvedere. The higher units will still have great views but there's obviously going to be another large building on the same block that wasn't there before (and another one again when the parking lot along Johnson gets developed). If I were an owner on the Manhattan's east side I'd want this new building to be nice to look at, I'd want it to be as slim as possible, and I'd want the higher floors to be set back. There's really no point in trying to limit the overall height unless you're trying to limit it to four stories or something ridiculous like that.

Anybody know what went down at PLUC?

Gee, sure would be nice to hear something on this! I guess no VV rep was at the meeting ...

All the rezoning and development permits passed, so the next step is it goes to a public hearing before council decides to approve or not.
Isitt talked about where the density bonus dollars are allocated towards. Eg. More towards affordable housing.
Thornton-Joe talked in general terms about possibly having staff report to council about the allowable height, living space vs mechanical structures issues, but it had no influence on this particular project.
(watched the meeting online...)

I see that the "it's too massive" boogeyman is still being perpetuated even in this supportive article:
"The design panel is being asked to pay particular attention to the surface parking courtyard, the residential entrance
and the perceived massing of the tower."

The building doesn't look that skinny and they only have 88 units in 18 floors? Average unit size must be big. By comparison Promontory is 21 floors and 177 units, the 834 is 14 floors and 115 units and the Era is 15 floors and 157 units.

Yeah, that seems low. Based on the rendering I'm thinking there would be twelve units in the podium, six units per floor for the next eleven floors, then maybe only ten units on the highest three floors? As you say, the tower isn't particularly slender. Those units above the podium must be larger than normal.

The pdfs from the PLUC meeting agenda are too blurry to read the sq ft of the units, but here's the make up:
17th floor - 2 units - 2 bed, 2.5 bath + den
15/16 floor - 4 units - 2 bed, 2 bath + den
4-14 floor - 6 units - 2 are 1 bed, 1 bath; 2 are 2 bed, 1 bath; 2 are 2 bed, 2 bath
2/3 floor - 6 units - 4 are 1 bed, 1 bath; 2 are 1 bed, 1 bath + den

They are really going in a different direction from the Mondrian where it was the same floor plate going up including the top floor. The studio floor plan at the Mondrian has been the slowest to sell so I see they've scrapped studios from this building.

Interesting. The tiny "sub-studios" (aka micro-lofts) in the Janion sold like hotcakes, but a slightly larger take on the no bedroom concept fumbles only a few blocks away. Do you know the price/size comparison between these two suite types Marko?

According to the website, Mondrian studio units start at $173,900. What was the highest price at Janion? Janion also benefited from lots of free publicity, of course.

I'd be curious at the price/square foot comparison.

Overall I agree, but I'm not really digging the earth tones.
