Our population is growing at 1.6% per year. So solving for 2023 we have 445,000ish (I can't find an updated chart) That means from 2018 to 2023 we gain approx. 32,000. That means we're gaining 3 people for every car.

(432,062 - 400,562) / 400,562 = 0.08

8% / 5 years = 1.6%

432,000 (1.016) = 438,912 (2022)
438,912 (1.016) = 445,934 (2023)

Somebody doesn’t understand economics.

Of course it makes a “real world difference”.

There is not cent of difference between having and not having gas.

Two identical homes. One with gas or gas option, one without? Huge difference.

Same for car charger.

Some people will never buy a home without gas cooking.

You’re adding a sixth year to a five year metric, 2018-2023 for population, but we’re only factoring in five for vehicles (2018-2022), and you’re adding all of the southern Gulf Islands, which the vehicle data doesn’t capture.

Zero difference, in fact. The value only exists in the minds of internet debaters.

Wall Street Journal:

Why Having a Gas Stove Can Increase Your Home’s Value

Despite recent controversy about gas stoves, home buyers say they prefer them over electric units. WSJ’ personal-finance reporter Veronica Dagher joins host J.R. Whalen to explain why.

It has zero impact locally.

If it did, you would have realtors advising clients to save 6%, by choosing a home in a neighbourhood without natural gas.

A lot of people that grew up here with no gas (it didn’t come widely until the 90’s) have no idea how desired it is with others that have never lived without it, elsewhere in Canada and around the world.

And anyone that has a BBQ hookup knows how much better that is than lugging propane tanks around.

Oh I agree it’s great, but it’s not going to sway someone away from a place they love. Not in this market anyway, where prices are very high and availability limited.

I can’t wait to get my bbq connected to a gas line. But first I have some concrete work to do, then I’ll run the line at the same time.

While it’s rarely possible to create two properties that are similar in every other way, except gas - in the aggregate it simply IS an advantage, and anyone with a simple economics understanding knows this.

94 times out of 100, it won’t help, like you say. But 6 times in 100, it does move the buyer.

We like to think these things matter, but they don't. There's much more emotion in buying homes than just economics.

Gonna side with VW. My experience in hvac says 100% of people with natural gas service are glad to have it. I meet many people who wish they could get gas service.

Especially in areas closer to ‘rural’ where they rely on wood stoves (labor intensive), propane (inconvenient/expensive), or electric heat (useless when a storm knocks out power).

Homeowners still want natural gas. I can’t imagine it’s not a selling feature.

I would not consider buying any house with a heat pump. Period. Don't want to be in a neighborhood where you end up listening to squeaky heat pumps every time you go outside.

Squeaky Heat Pumps were a one-hit wonder, no argument. But it was a darned catchy hit. I think I could tolerate hearing it once or twice per day.
