It looks shorter now. That always seems to be the goal. Make it appear shorter even if no actual height is removed.

I like it. Less white!

Less contrast, too. It's going backwards.

Does the building have a cloaking device. It looks nearly invisible. haha

I like the previous version best. This one looks like it's just trying not to stand out in any way whatsoever. What all the renderings show is that we really need to get more underground wiring in Victoria.

With the addition of 253 units to the 800 block of Johnson (vivid and 1400 Quadra), combined with the 112 already frustrated residential units at the 834 and arguably the several hundred extra residences down the road at 989 Johnson, the Wade, even Yates on Yates and Legato. It is safe to say that this hell hole will be torn down by 2022.
This will be a result of the hundreds of eyeballs on Victoria's largest slum
The question remains: What will come next?
a) Rec centre b) New development c) A park with a playground
Given Victoria's history, by precedent option © is likely.
To liven up the neighbourhood even more, rumour has it that a shopping mall will take the location of Pacific Mazda by 2025. And what a perfect place for one! Harris Green is has the most dense population per square hectare (78 currently) in the city of Victoria.
The car lots will be pushed out of Harris Green by 2027 given the escalating land values and current underutilization.
Let the gentrification continue!!

Well you might as well remove Floyd’s too.
I was going to suggest that, but then I figured aastra would accuse me of trying to remove all the colour from downtown.

Another prime location for redevelopment especially if the site were combined with the Ageless Living site.
That will likely be dependent on what the marijuana legislation looks like. He's got one of the licensed pot shops in Ageless Living, so he'd likely want to have a dispensary in the ground floor commercial component of a redevelopment. I do know that the owner is interested in redeveloping the site, though, but I think he was getting resistance from the owner of the dry cleaner. Not 100% certain on that.

The owner of the property does, or is the pot shop just a tenant?

Owner of the property. He's in the medical marijuana business. Working on becoming a licensed producer and opening a couple dozen more shops throughout the province. BUT that's a discussion for another board.

He's also a landlord with quite a sizeable volume of holdings, I believe.

Revisions were submitted April 10, and the Dev Tracker indicates that the application will proceed to Council after the staff report is completed. Height has been reduced to 14 storeys, and the building is now a fairly nondescript box with a heavy-looking four storey podium to create a strong street wall. The stained glass inspired touches are gone.
