How many left the region?

 

CHMC also doesn't mention anything about the high cost of rents buoying re-sale real-estate prices, which is keeping a lot of inventory off the market as investors have little reason to sell into this market. They only speak to demand for rentals, and attribute the low inventory environment to sellers waiting for higher prices.

I suspect few foreigners left the region. Or Canada.

Only about 50,000 Canadians leave each year. Over 5 million foreigners apply to move here.

The important metric is net growth.

Greater Victoria is not growing at 2.5% per year, and CMHC says half of that 10,600 were immigrants. But they don’t tell us the critical bit, which is net growth.

The chief executive of the Century Initiative says Canada “has reached the point of no return” when it comes to welcoming more immigrants, as its modelling shows Canada is on track to more than double its population to at least 100 million by the turn of the century.

 

But Lisa Lalande warned that existing high levels of public support for increasing immigration cannot be taken for granted.

 

“If public opinion shifts on immigration, policy will shift, and ultimately that will be detrimental to the future of the country,” she said in an interview.

 

The Century Initiative, a non-profit lobby group, wants to see Canada’s population grow from 39.5 million to 100 million by 2100. Ms. Lalande says more investment is needed to address problems such as housing shortages, so Canada “grows well” and can accommodate more people.

 

Current high levels of immigration and government policy decisions – such as making it easier for foreign students to get permanent residence – are putting Canada on track for the first time to meet or even surpass its target, the Century Initiative’s modelling has found.

 

Canada had record population growth of 703,404 people in 2021-2022, with immigration accounting for 94 per cent.

The influx of students has been increasing steadily. A record 550,150 international student study permits were issued last year, according to Immigration, Refugees and Citizenship Canada, a 75 per cent increase from just five years ago. Yet there's no cap on that number, and no requirement by the provincial or federal governments for schools to build corresponding housing, said Moffatt.

In 2021-22 there are 763,760 international students enrolled in higher education in the U.S. The total number of international students represents around 4.6% of the nearly 20 million college students in the U.S in 2020-21.

Rapid population growth is challenging economists' understanding of the economy as they monitor how businesses and consumers are responding to high interest rates.

 

The Canadian economy has outperformed expectations so far this year, avoiding the slowdown many forecasters were anticipating in response to the Bank of Canada's aggressive rate hikes. The resilience of the Canadian economy prompted the central bank to raise interest rates again last week, saying that the risk of sticky inflation has risen.

 

But a closer look at the numbers shows high population growth is partly responsible for the strong economic results, potentially propping up the housing market at a time when high interest rates are supposed to suppress demand.

Suppositions void of facts. Who is buying the housing? Is the housing market also including rentals when referring to “the housing market?” And why say “supposedly,” if you’re basing your entire premise on it happening? Can’t you just ask for that data?

Tons of claims here that shape a narrative but give you no evidence of the claims.

Colonization has always been done legally using propaganda to protect it in the eyes of the law. In this case it’s called something else and vitriolic strawmen are used to attack those that dare point out the issues surrounding it. It’s not new just different.

The portrayal of indigenous people as "savages" was a way to delegitimize their cultures, societies, and systems of governance. European colonizers argued that these indigenous peoples were not capable of self-governance, lacked civilization, and needed European intervention and control for their own improvement. By labeling indigenous peoples as "savages," the Europeans aimed to justify their conquest, occupation, and exploitation of the land and resources.

The US constitution is based on the confederacy of the Iroquois….

Nobody called you a vitriolic strawman when for several years you complained about the lack of facts and information related to COVID vaccines and restrictions.

Why be so nasty? I’m just asking for facts. I can’t make informed decisions in the presence of claims and rhetoric.
