Half of it will be revealed to be aqua-coloured spandrel glass once construction starts. The artist disclaimed does say "subject to change."

I don't mind that design. They've refined it somewhat from the earlier image. There's some asymmetry now and the lower levels are distinguished from the tower levels. I'd prefer the building itself to be a bit slimmer on the wide side (not going to happen, I know).

It really could use more tapering in the upper 6 floors or so.

Bayview at least capitalized on two towers, but I really, really wish the commercial component had moved forward when it was originally planned to do so. That was what, three years ago now? Four maybe?
At least 3 or 4 years... I guess there's little incentive to proceed with the necessary land remediation..

Stopped by the Bayview Place sales center today and I can't figure out why they are trying to attract buyers to come in. They have nothing concrete except the ugly exterior with Green spandrel galore, no floor to ceiling windows and orange brick. They said the plans are still waiting for approval from the city and they expect sales to begin end of October. I remember going to their big open house a year ago and still they are no further along.

So there should be nothing to worry about, right? This is the same city that over-scrutinizes every trivial aspect of even the most irrelevant projects, lest we forget. Victorians can be confident that they'll be on the job re: the spandrel issue.

The rendering actually looks pretty good.
Spandrel in small amounts isn't that bad, it's the sections on Encore that have two or more panels of spandrel side-by-side that look awful.

I agree, it's the sections that look bad. Two panels together, or in some spots even three together. The funny thing is, even a narrow window or a trim piece etc. dividing them can make a big difference.

Not sure if it is the colours in the rendering but this looks badass, I like it. If we get going now it might be finished by 2023.
