Well some businesses closing doesn't make downtown not OK. Some blocks taken over doesn't make downtown not OK. Bay Centre is not OK, I think i can agree with you there. Again does anyone frequent a business in the Bay Centre? If a store closes there what will yo be missing? Stores close because people do not visit. Downtown is still figuring out how to be with all the work from home folks. Short-term parking transactions are still doing well, just long-term commuters is what is missing. Again so many factors...
I will say when Eaton's closed down, downtown ended up in very rough shape. I think it's in a better position if/when The Bay closes but it will still have an effect.

Haha, I don't go through there much anymore but there are usually people, just so big feels completely empty while there are actually folks in there.

The lease cost is not an issue when a business is healthy and its customer base is strong.
It becomes an issue when there are other factors at play.

Bay Centre escalators are working... The Bay, I saw two of them working... Not a good look.
