Along Burnside this place is shaping up to have almost a downtown-style ground floor. Tall windows, and not covered over (for the time being).

Depending on how the cladding turns out, methinks it could end up being the best building in the vicinity (if we're not including the Selkirk area). Keeping in mind, of course, that the vicinity of Douglas/Burnside/Finlayson has never flaunted a particularly high standard. The Toyota dealership, the Audi dealership, and Dodd's furniture are probably the most attractive landmark buildings at the present. Let's just say it's not Paris.
Boy, the old Burnside school building is looking shabby. Makes me sad.
I haven't been to Mayfair in ages but I happened to step in there back in November. Gotta love that covered transit exchange that isn't actually a covered transit exchange. I enjoy walking (I was walking at the time) but it seems to me the mall is making people on foot really go out of their way to get inside the building on the Douglas Street side? Or did I miss a more obvious entrance? I guess it's all about security now? Hence why access through the coffee shop space on the corner ended up getting killed off?

I'll reiterate my canned complaint about plain white cladding panels. I sure hope this building doesn't go overboard. The new building under construction on Kings near Quadra seems to be putting a very plain face toward Kings Road. Just plain white panels and no balconies.

You know what this looks like? The new UVic residence buildings, with different cladding. Where's all the comparisons to prisons and Russian apartments?

Wouldn't we say this project has a more dynamic* massing/articulation? Not to mention, it's a much shorter building? Also, the cladding in the renderings would seem to be a mix of plain white and a warmer faux-natural tone/texture. No iron-bars-and-armour-plating as per those UVic residences.

^Victoria's architectural love affair with plain white panels is showing no signs of cooling off. Although in this case they actually didn't do a bad job interspersing some of that faux-wood panel and also varying the window treatment here and there. For what it is and where it is, it's actually pretty good. But in downtown proper I'm fed up with the plain panels.
Seriously, there's so much potential along the Douglas/Blanshard strip re: underdeveloped properties and empty properties. You could probably build a whole new city along there.
